    Bridge's Office Fund Manager implements a real estate investment strategy that targets value-add commercial office assets in US prime suburban submarkets. We purchase and manage over 9 million square feet of commercial office space.  Building on Bridge's deep industry expertise and multi-cycle track record as a seasoned owner/operator, Bridge Office offers specialized opportunities in acquiring well-located, high-quality office assets with outstanding risk/reward metrics.

    Position Info

    The Associate of Acquisitions & Asset Management reports to and works closely with the Director of Asset Management sourcing and underwriting acquisitions as well as managing an assigned portfolio of office assets in a defined market. This is both a qualitative and quantitative position requiring strong analytical, critical and strategic thinking and effective communication skills.  This role is customer facing with direct responsibility over office properties held by our value-add funds as well as separate account clients. The Associate will work with a team of analysts, and/or senior analysts who will assist in the underwriting of potential acquisitions and administration of asset management tasks.

    Job Duties:

    Asset Management

    • Oversee the execution of the business plan for each property within a portfolio of Class A commercial office buildings, including managerial duties and training for a team of analysts
    • Prepare property level business plans including debt strategy, annual budgets, capital and leasing plans, as well as quarterly valuation updates of portfolio assets
    • Review and approve monthly financial reports to investors on assigned assets
    • Oversee property level operating activities including supervision of third-party property managers and construction managers
    • Engage and oversee third party leasing brokers, negotiate leases, coordinate leasing contracts with legal counsel, and coordination of draws with lenders
    • Position assets for sale and oversee the sales/marketing process

    Acquisitions & Dispositions

    • Provide acquisition leadership in both deal procurement and due diligence process, including creation, review of financial and operational assumptions in proformas
    • Creation of acquisition proformas and presentation of proformas to the representative Investment Committee
    • Manage coordination of post-acquisition activities and integration of asset into the ownership's portfolio.
    • Communicating and coordination of efforts with internal and external clients, joint venture partners, construction consultants, brokers, legal and risk management professionals.
    • Coordinate pre-disposition activities including property inspections and preparation review, obtaining BOV’s, and investment sale broker presentations
    • Oversee the development and review of property offering memorandum and war room information database
    • Provide direction and review of Investment Committee disposition recommendation.
    • Special projects and other responsibilities as assigned

    Qualifications

    • Expert ability to build, review and understand financial models in Excel and Argus Enterprise required
    • Bachelor’s Degree preferably in real estate, finance, business, accounting, economics or related area
    • Minimum 5-8 years of experience in real estate acquisitions and/or asset management with direct office building experience
    • Microsoft Office skills including Outlook, Word, Excel and PowerPoint
    • Excellent communication skills, both written and verbal, especially related to the nuance and complexity of negotiating deals
    • Strong quantitative skills and demonstrated analytical and problem-solving ability
    • Robust organizational skills and attention to detail, with the ability to prioritize and manage multiple projects simultaneously
    • Strong sense of personal motivation, responsibility, and entrepreneurship
    • Self-starter comfortable working alone or with a team in a fast-paced environment
    • Experience with general ledger accounting systems a plus
