    The Property Management Team “Team” manages the entire life cycle of building operations, including due diligence support during acquisition, execution of strategic capital plan, tenant relations functions, lease administration, staffing, financial reporting and upon successful execution of business plan, disposition of the asset.   The Team is also responsible for all aspects of commercial real estate operations, to include: staff management, reporting, budgeting, construction, contract service administration, tenant and local community relations, lease administration, emergency preparedness, collections of rent and tenant service billings The Team partners  with other verticals such as asset managers,  brokers (leasing team), accountants, design consultants and contractors working on capital improvement projects that include amenity lounge, café, conference center, lobby, fitness center, tenant improvements, elevator modernization, roof and mechanical equipment replacement.

    Position Description:

    The Director of Property Management leads the assigned Property Management team in the operational functions of the Bridge Commercial Real EstateProperty Management division, to successfully execute on the strategic business plans of a portfolio of commercial office properties.

    Job Duties

    • Oversee the management of and is responsible for the performance of  Property Managers.
    • Accountable for property manager deliverables for owner's review (budgets, monthly reports, capital funding requests, etc).
    • Train, lead and develop subordinate property managers.
    • Support managers in negotiations of contracts for services.
    • Evaluate current procedures, practices and precedents for "best practices" in accomplishing department activities and functions.  As applicable, develop and implement new procedures and practices.
    • Train, set expectations for, and evaluate property teams in the areas of customer satisfaction, emergency response, security procedures, risk management, property inspections, service contract management, amenity operation, accounting functions, and lease administration.
    • Direct and coordinate through subordinate personnel department activities and functions, utilizing knowledge of established policies, procedures and practices.
    • Support acquisitions team during acquisitions and dispositions of properties, to include budgets, defensive capital underwriting support, staffing and property transitions.

    Qualifications

    Qualifications

    • Ability to provide quality leadership and coaching.
    • Ability to periodically travel to properties to meet with managers, support operations and acquisition/disposition teams.
    • Proven organizational skills and process driven.
    • Exceptional knowledge of building construction and systems, including HVAC, plumbing, electrical, security, roofing and vertical transportation systems.
    • Proven skills in negotiating contracts.
    • Exceptional knowledge of service contracts, management agreements and leases.
    • Exceptional mathematical and verbal skills.
    • Strong financial experience developing and reviewing budgets, financial reports and operating expense reconciliations.
    • Bachelor’s degree in business or finance.
    • 10+ years successful track record managing office buildings in Commercial Real Estate industry.
    • Experience managing base building capital and tenant improvement projects.
    • CPM designation a plus.
    • Experience in supervisory role and managing staff.
    • Real Estate License (Preferred).
